And then there were 3

Last year, two of the houses renovated under our West Center City Housing Initiative in the neighborhood near Trinity sold to first-time home owners. A third one was sold at the end of January. Other requirements for the buyer to qualify under the program are low to moderate income and completing courses in budgeting and personal financial management. A portion of the purchase price is supported by a “soft-second” mortgage, funded by Trinity using a grant from the Jessie Ball duPont Fund and by other matching sources. That “soft-second” is gradually forgiven over a seven-year period, provided the purchasers continue to live in their new homes. We still have four more units in the pipeline. Stay tuned!

West Center City Seekers Volunteers Needed

West Center City Seekers, a Trinity co-sponsored after-school program for neighborhood children, grades K-6, needs volunteers both for its Board and for its program. The program operates out of Grace United Methodist Church on Ninth Street. Program hours are Monday through Friday, 3:30-6:00 pm. Easy, free parking is available. If you would like to be part of a committed, enthusiastic, and important program, please contact Esther Summers through the Parish Office.

And Then There Were Two...

This Christmas, two families will celebrate for the first time in homes they own.
A second house rehabilitated under the West Center City Housing Initiative sold in November to another first-time home owner. The program, involving Trinity Parish, First State Community Loan Fund and four large banks, funds the restoration of housing in the Trinity Church neighborhood for sale to low- or moderate-income, first-time home owners. Trinity’s support takes the form of construction loans to qualified developers and a “soft-second” mortgage to the purchaser that is forgiven over seven years so long as the purchaser continues to live in the property. The soft-second funds are made possible by a grant from the Jessie Ball duPont Fund.
Two additional houses are now on the market, with two more to be completed by the first quarter of next year. A number of additional units are being reviewed by First State for inclusion in the WCCHI program.

West Center City Housing Initiative

Trinity Parish, recognizing the lack of affordable housing in Trinity's neighborhood, developed a West Center City Housing Initiative to renovate deteriorating housing stock and support low income home ownership. On May 24, the first house funded by the West Center City Housing Initiative was sold to a first-time home owner.
